NSA Property Management offers several Real Estate related services — as described below. These services are primarily at for Sri Lankan expatriates who need assistance managing and maintaining property they may own in Sri Lanka.

Prepare Property for Rent

  • Perform inspection and prepare condition report of the interior.
  • Prepare an inventory of all furniture, fittings, furnishings, linen and other items.
  • Arrange and supervise cleaning of the interior, including furniture, servicing air conditioners, (if necessary) dry cleaning of curtains and laundering of linen. – All external charges to be met by owner
  • Offer recommendations on repairs and cosmetic improvements that would enhance rental value.

 

Marketing the property for Rent

  • Advertise availability of apartment for rent – Cost to be met by owner
  • Work with other realtors and leasing agents to find a tenant
  • Field calls from prospects for questions and viewings
  • Meet prospective tenants for showings.

 

Tenant Screening and Selection

  • Gather data about prospective tenants and make recommendations regarding their suitability to rent the apartment.
  • Grade tenants if several are interested in renting the property
  • Inform tenants who were turned down

 

Tenant Move In

  • Draw up leasing agreement
  • Confirm move in date with tenant
  • Review lease guidelines with tenant regarding things like rental payment terms and required property maintenance
  • Provide the tenant with copies of condominium rules and code of conduct so that the tenant is aware of compliance requirements for condominium living in addition to terms and conditions of the lease agreement.
  • Ensure all agreements have been properly executed
  • Perform detailed move in inspection with tenant and have tenants sign a report verifying the condition of the property prior to move-in and the inventory of items being taken over.
  • Arrange for the collection of agreed rent and security deposit by authorized representative of owner who will also sign the agreement in the absence of owner.

 

Inspections

  • Perform quarterly inspections on a predefined schedule looking for repair needs, general upkeep, lease violations, etc.
  • Send owner a report on the condition of the property after inspection.

 

Tenant Move Out

  • Inspect unit and fill out a report on the apartment’s condition when the client moves out
  • Provide tenant with a copy of the above report as well as estimate of damages/missing items
  • A general clean up of apartment.

 

Maintenance, Repairs, and Remodeling

  • Arrange for preventive maintenance such as servicing of air conditioners and any other equipment that requires servicing.
  • Assign jobs to different parties (in-house employees, handyman and professional contractors) based on who will do the best job for the best price.
  • Larger repairs and improvements (for an additional fee to be agreed upon on a case by case basis) –
  • Provide recommendations of repairs and improvements that may become necessary and how best these can be undertaken and at what cost.
  • Get multiple quotations from independent contractors for the work
  • Supervise work in progress to ensure a satisfactory outcome.
